The Dubai real estate market 2026 continues to show strong growth, with Dubai Land Department reporting major increases in completed projects, investment value and newly delivered units during the first half of the year.
Dubai’s real estate sector continues to demonstrate significant development activity in 2026, with new figures from the Dubai Land Department highlighting the scale of projects completed across the emirate during the first half of the year.
According to Dubai Land Department, 104 real estate projects were completed during the first half of 2026, representing an investment value of more than AED 111 billion and introducing 24,537 new units to Dubai’s property market.
Compared with the same period in 2025, the number of completed projects increased by 38.7%, while their investment value rose by 52%. The number of new units delivered also increased by more than 36%, according to DLD.
These figures provide another indication of Dubai’s continuing transformation into one of the world’s most active real estate investment destinations.
What Does This Mean for Dubai Property Investors?
The addition of more than 24,000 units during the first six months of 2026 gives buyers and investors a broader range of properties, communities and price points to consider.
For investors, increased supply does not simply mean more properties are available. It makes project selection increasingly important.
Buyers should carefully compare factors including:
- Location and surrounding infrastructure
- Developer track record
- Purchase price per square foot
- Payment plan
- Expected handover date
- Rental demand
- Potential capital appreciation
- Service charges and ownership costs
- Current and future supply within the community
Instead of approaching Dubai property as a single market, investors should increasingly evaluate individual communities, developments and property types.
First-Time Buyers Are Becoming an Important Part of the Market
Dubai Land Department also reported progress from its First-Time Home Buyer Programme.
By June 2026, more than 3,200 residents had purchased their first Dubai homes through the initiative, generating transactions valued at more than AED 5 billion since the programme launched in July 2025.
DLD said the programme has attracted more than 45,000 registrants, demonstrating significant interest among residents looking to move from renting toward property ownership.
This trend may create additional opportunities for developments positioned within the affordable and mid-market segments, particularly projects offering accessible payment structures.
Technology Is Also Changing Dubai Real Estate
The Dubai property market is not expanding only through construction.
Dubai Land Department is also increasing its focus on technology, data and digital property services.
One of its recent initiatives is the Initial Registration platform, which brings project registration, property transaction registration and escrow-account management into a connected digital process.
The platform uses artificial intelligence to read documents, extract required information and support transaction processing. The objective is to reduce repetitive manual work, improve accuracy and make procedures more efficient for developers and other market participants.
Greater transparency and easier access to property information can also help buyers make more informed investment decisions.
Dubai Real Estate at IPS 2026
Dubai’s property sector is also taking centre stage at International Property Show 2026, being held at Dubai World Trade Centre from 7 to 9 September.
Dubai Land Department is participating as a Strategic Partner and is presenting property-market data, digital services and initiatives aimed at investors, developers and brokers.
The event brings together developers, property companies, investors and other industry participants, reinforcing Dubai’s position as an international real estate investment hub.
Is Dubai Property Still Attractive in 2026?
Dubai remains a highly active property market, but investors should become increasingly selective.
As more developments reach completion and new inventory enters the market, the strongest opportunities are likely to depend on fundamentals rather than simply purchasing any newly launched development.
Properties with strong locations, quality developers, attractive entry prices, established rental demand and limited competing supply may be better positioned over the long term.
Investors should therefore evaluate the full investment case before purchasing, particularly when considering off-plan developments.
